Terms and Conditions

A 50% non-refundable deposit is required on booking, the full balance due 6-weeks prior to the arrival date. Payment in full is required if booking within the 6-week period. Please provide the names of all the visitors. The person making the booking is responsible for ensuring that everyone is made aware of our booking terms and conditions. This person agrees to pay the balance of the payment 6 weeks before the holiday is due to start. Email reminders will be sent.
If a guest fails to pay their balance by the due date the booking may be cancelled and the deposit retained. No more than the number of persons/pets stated at booking can stay at the house unless by prior agreement. An extra charge may be applicable.
After receipt of your final payment we will email your confirmation and a copy of Your Stay at Cross Garden Cottage to help you find your way and get comfy on arrival.
In the event of a cancellation we will only be able to refund your payment (less the deposit) if we have been able to re-let the property. For this reason, it is always advisable to take out holiday insurance at the time of booking.

Cancellations should be notified in writing immediately (email is acceptable). We will endeavour to re-let the property and if this is successful we will allow guests to transfer to an alternative date where possible. A £20 admin charge may be applied where expenses have been incurred.
We request that the cottage is left tidy and in a clean condition. Should there be any breakages or damage during your stay, or anything you think we should know about, please advise us before you leave. Please remember the cottage has a NO SMOKING policy. Should the need arise for emergency maintenance, guests must allow access to the house when reasonable notice will be given.

Any cancellation due to government lockdown restrictions will be ‘frustrated’ and as such a full refund enabled. After government restrictions are lifted any cancellation due to illness would be treated the same as individual illness and for this reason we would recommend holiday insurance. We will of course always endeavour to be as flexible as possible.

The cottage will be available from 12noon to 12 noon, unless you have been notified of same day changeover where departure and arrival will be 10am and 3pm.
